Basement Insulation, Basement Air Sealing, Energy Efficiency ...

Last week a Mark Group crew installed our ENERGY SEAL ULTIMATE Basement Upgrade as part of a whole-house energy upgrade in a three-story row home in Philadelphia.

Air is constantly cycling through our homes- and that?s a good thing. But in most homes, there are more air changes per hour or the number of times all of the air in our home is replaced in a single hour, than we would like. This means air we?ve paid to heat or cool is escaping and being replaced with unconditioned air from the exterior.

We all know heat rises, but a lesser known fact is that as hot air rises, that hot air is replaced by cold air from the exterior. This is called the Stack Effect. During the winter, it causes drafty first floors as cold air is pulled in AND cold second floors as heated air is allowed to escape. During the summer, hot/humid air enters our homes, causing our air conditioning systems to work harder.

Air sealing is a technique used to seal up gaps, cracks, and penetrations throughout your home?s envelope to keep your air changes per hour within the desired amount. During an ENERGY SEAL ULTIMATE Basement Upgrade, Mark Group seals gaps, cracks, and service penetrations in the basement exterior walls and seals up any leaks occurring in exposed ductwork.

All air sealing is conducted with blower door guidance. A blower door is a large exhaust fan that?s temporarily installed in an entry way. When all other doors and windows are closed, the fan is turned on, pulling air into your home through any gaps/cracks/penetrations that exist. This diagnostic tool exacerbates any air leaks you have AND allows us to quantify your home?s air changes per hour.

Where exactly are the gaps and cracks in the basement? One of the most common locations for air leakage is in the bandjoist, or the top perimeter of your foundation, where the foundation meets the first floor subfloor. Mark Group air seals and insulates the bandjoist as part of the ENERGY SEAL ULTIMATE Basement Upgrade.
